Landlord Insurance

Protect the Property That Produces Your Income.

Rental property comes with risks a standard homeowners policy was not designed to handle. Briteline compares landlord insurance options to help protect your building, rental income and liability exposure.

More Than Just Insurance on the Building

A properly structured landlord policy can address several of the financial risks that come with owning and renting residential property.

H

Dwelling

Helps protect the rental dwelling against covered property losses, subject to the policy's coverage form, limits, deductibles and exclusions.

$

Rental Income

Coverage may help replace lost rental income when a covered property loss makes the rental unit uninhabitable, subject to policy terms and limits.

L

Liability

Helps protect you financially if you are legally responsible for certain injuries or property damage arising from the insured rental property.

+

Other Structures

Depending on the policy, coverage may also be available for qualifying detached structures such as garages, sheds and other structures on the premises.

Why Isn't a Homeowners Policy Enough?

Homeowners insurance is generally designed around an owner-occupied residence. When you move out and rent the property to someone else, the occupancy and insurance exposure change.

A landlord or dwelling-fire policy is designed for rental property and can include protections that are particularly important to an owner who depends on the property as an investment.

Important

Tell Us How the Property Is Actually Used.

Long-term tenants, short-term guests, vacant properties, renovations and owner occupancy can create very different insurance needs. The right policy starts with correctly identifying the property's actual use.

Coverage for Different Rental Properties

Rental portfolios come in all shapes and sizes. Available insurance options depend on the property, occupancy, condition, location and how it is rented.

Single-Family Rentals

Coverage for houses rented to tenants under a traditional residential lease.

Condos & Townhomes

Rental-property coverage can be structured around units where portions of the building are insured by an association.

Multi-Unit Properties

Duplexes and other qualifying residential multi-unit properties may require coverage tailored to the number of units and occupancy.

Multiple Rentals

Investors with multiple properties may have options for structuring coverage across a growing rental portfolio.

Vacant Properties

Vacant homes present different risks and often require specialized coverage rather than a standard landlord policy.

Properties Under Renovation

A property being substantially renovated may need a different insurance solution until construction is complete and the property is occupied.

Airbnb or Short-Term Rental?

Tell us before assuming a traditional landlord policy will work. Short-term rentals can create different property and liability exposures, and coverage requirements vary significantly between insurance companies.

Different Occupancy

Frequent guest turnover is different from having a tenant occupying the property under a long-term lease.

Different Carrier Appetite

Not every insurance company that writes traditional rental properties will accept short-term rental activity.

Get the Policy Right

We can evaluate the actual use of the property and look for an available insurance option designed for that exposure.

Why Landlords Work With Briteline

Rental-property underwriting varies considerably between insurance companies. Access to multiple markets can make a meaningful difference.

More Markets

As an independent agency, Briteline can compare available landlord insurance options instead of limiting your property to one insurance company's appetite.

Coverage Review

We look beyond premium to review items such as dwelling coverage, liability, deductibles and available rental-income protection.

Room to Grow

Whether you own your first rental or are adding properties, we can continue evaluating insurance options as your portfolio changes.

Landlord Insurance FAQ

What is the difference between homeowners and landlord insurance?
Homeowners insurance is generally designed for an owner-occupied residence. Landlord insurance is designed around a property rented to tenants and may provide coverage options specifically relevant to that exposure, including rental-income protection.
Does landlord insurance cover my tenant's belongings?
Generally, the landlord's policy is not intended to insure the tenant's personal belongings. Tenants can purchase renters insurance for their own personal property and liability needs.
What happens if a covered loss prevents my tenant from living there?
Depending on the policy, loss-of-rents or rental-income coverage may help replace qualifying lost rental income when a covered property loss makes the unit uninhabitable. Coverage is subject to the policy's terms and limits.
Can I insure more than one rental property?
Yes. Options depend on the properties and insurance carrier. If you own multiple rentals, let us know about the entire portfolio so we can evaluate how available markets may be structured.
Does landlord insurance cover tenant damage?
It depends on what caused the damage and the terms of the specific policy. Normal wear and tear, intentional damage and covered sudden losses are not necessarily treated the same way. We can review the applicable coverage rather than assuming all tenant-related damage is insured.
Can I use a normal landlord policy for Airbnb or Vrbo?
You should not assume so. Short-term rental activity can change the insurance exposure and carrier eligibility. Tell us exactly how the property is rented so we can look for coverage intended for that use.
Should my tenant carry renters insurance?
Renters insurance can provide important protection for a tenant's personal belongings and liability exposure. Whether you require tenants to maintain coverage is a separate landlord and lease decision, but your landlord policy should not be viewed as a replacement for the tenant's own insurance.
